QUALIFICATION FACTORS: 


1) AGE - The age requirement for military personnel is 18. All other applicants must be at least 19 years old

2) INSURANCE - As a condition of our Lease, all Residents are required to maintain a Resident liability or property damage renter’s insurance policy in the amount of $300,000.00 for the duration of the Lease and any subsequent renewals. All Leaseholders and Occupants of the apartment must be listed on the policy's declarations page. Approved insurance carriers include: AAA, Acord, Alfa, Allstate, American Bankers, American Family, Amica, Assurant, Auto Owners, Cincinnati, Country Financial, Erie, Farmers, Geico, Lemonade, Liberty Mutual, Nationwide, Progressive, Safeco, State Farm, The Hanover, The Hartford, Travelers & USAA

3) INCOME VERIFICATION - Proof of verifiable income must be submitted by the Applicant(s). Monthly gross income must equal or exceed three (3) times the monthly rent. Acceptable forms of verification are:

      - Recent pay stubs showing year-to-date earnings
      - Recent bank statements
      - An offer letter from an employer
      - I-20 or Affidavit of Financial Support
      - W-2 form 

*Please note that Crowne at Cary Park uses a two-step income and employment verification process
(a) Copies of financial documents must be provided to the leasing office for initial income verification
(b) Financial and employment information must be verified electronically through email link sent from ARGYLE and/or NOVA


4) COMPLETED RENTAL APPLICATION - To determine or verify an Applicant's financial qualifications, the following documents must be provided:

      - Valid government-issued ID
      - Social Security Number (SSN) or Tax ID Number (TIN)
      - An acceptance letter from a school or university, if you are a student

5) Crowne at Cary Park Apartments evaluates each person applying to live at its community with a credit-risk scoring system that is provided by an independent consumer reporting agency and consistently applied to all of Crowne at Cary Park Apartments’ Applicants. This scoring system uses a statistical model to estimate the credit risk that an Applicant may not satisfactorily fulfill their Lease obligations. The statistical model was developed from data regarding actual residents and their payment performance of their Lease obligations. Prior to final acceptance of each Applicant, Crowne at Cary Park Apartments will use this system to provide Crowne at Cary Park Apartments with a numerical score that represents a relative measure of the credit risk associated with that Applicant. Each Applicant’s credit-risk score will be compared to Crowne at Cary Park Apartments’ acceptance policies to determine whether or not the Applicant may be accepted. If your application is rejected based on your credit-risk score, or accepted with certain additional conditions, you will be advised what factors most adversely affected your score and you will be given the name, address, and telephone number of the consumer reporting agency that provided the credit-risk score to Crowne at Cary Park Apartments. An Applicant who is rejected based on their credit-risk score, or accepted with certain additional conditions, may obtain a copy of the consumer report(s) on which the credit-risk score was based, and may initiate an investigation to have any erroneous information contained in such reports corrected. The consumer reporting agency will advise an Applicant of the actions that the Applicant may take in order to do so. If an Applicant does not have sufficient credit history to meaningfully measure their credit risk, the Applicant may be accepted if they pay a refundable security deposit equal to two-months’ rent, provided that the Applicant meets all of the other applicable qualifying criteria. 

PLEASE NOTE:
- In keeping with approved housing standards, the occupancy of apartments will be limited as follows: two (2) persons per one-bedroom apartment, four (4) persons per two-bedroom apartment, and six (6) persons per three-bedroom apartment. If it is discovered that residents are housing more than the allowed number of occupants, the Lessor has the right to terminate the Lease or to non-renew at the end of the Lease term
- An applicant that has a rental history of skips, excessive damage, or evictions will not be accepted
- If any of the above criteria cannot be met or verified, Crowne at Cary Park Apartments retains the option of requiring an applicant to pay an additional deposit or to use a guarantor
- If an applicant cancels their application within 72 hours or their application is denied, it can take up to 10 business days for any deposit refund to process
